PROJECT::
The prototype design of a three bedroom, 2-1/2 bathroom, green built house to be constructed as a rental property on a residual residential parcel in Brooklyn Heights OH. The site constraints include accommodating an existing twenty four foot access drive along with the width of the house and its driveway in a sixty foot frontage.

GOAL::
Create a contemporary living space, with modern and popular amenities, to house a family of four. Deliver a “turn key” product for a $100,000.00 construction budget. Develop the prototype into a design suited for any available infill site.

SOLUTION::
The plan and site plan situates the building program as if it were in a private courtyard. The careful arrangement of windows, clearstories, and screenings maximize the amount of natural light entering the space but limit views into the space from the exterior. The building envelope is a basic box with a simple single span roof and floor framing. The need for a basement has been eliminated by increasing the size of the floor plates to accommodate storage, HVAC, and laundry spaces on upper floors.
